Major new shopping complex in Newtownsmith granted permission
BY KERNAN ANDREWS Planning permission for a major new shopping and apartment complex in Newtownsmith has been granted but an old inscribed stone will have to be retained on the site as part of the new development. John Curley, Galway, has applied to the Galway City Council for permission to demolish the existing buildings on the former CT Electric site, Newtownsmith. In its place it is proposed to build a four storey overground mixed use development. The proposal includes eight retail units on the ground and first floor; a coffee shop which occupies a three storey high, glass fronted atrium space and an associated outdoor eating area fronting onto the canal and River Corrib; two office units on the second floor; four penthouse apartments with associated private open space in the form of terraced balconies fronting onto the canal/Corrib; and all associated signage, landscaping, site works, and services. There is a protected structure on site in the form of an inscribed stone which is to be retained on site and incorporated into the proposed new building. The city council granted permission to the development with a number of conditions. A qualified archaeologist will carry out predevelopment testing on the site. No site preparation or construction work can take place while the archaeologist is at work and until s/he has a report written and submitted to the council's planning department. A conservation architect will also have to be employed to supervise the storage, relocation, and treatment of the inscribed stone. Before work starts the developer must pay the council 25,000 or a bond of an insurance company or other security to the value of 40,000 to secure completion of the development. The developer must also pay the council 115,397.50 towards the cost of public services in the area and 18,000 towards the cost of public transport facilities in the area.
