Proposed nine storey building won't block Galway Bay view say developers
BY KERNAN ANDREWS Those behind proposals to build a nine storey building in Knocknacarra say it will not spoil views of Galway Bay and will not cause nearby buildings to spend many daylight hours in darkness. Ronan Lawless and Val Hanley applied to the Galway City Council for permission to build a nine storey over double basement mixed use development on the site of the Spinnaker House Hotel in Knocknacarra. The application seeks permission for the provision of ground floor public house, office space, first floor leisure centre, 19 apartments, signage, 76 car parking spaces at basement level, two car parking spaces at surface level, an ESB substation, and all ancillary site development works. A letter to the Galway City Council from AP McCarthy planning consultants, dated June 2, discussed the issue of the proposed building's height. It read that "no protected `Views & Prospects' exist along the edge of the Upper Salthill Road where the proposed development is located" and that it will "result in the same level of interruption to the views of Galway Bay along the roadside environment" as the Spinnaker does now. In its conclusion, the letter reads that the proposed development is "appropriate to its coastal and open area context and to the gateway status of Galway city". A sun study report by Simon J Kelly & Partners architects, through computer generating, looked at the shadow cast by the proposed development. It concluded that "although the proposed building is taller than those to its north, the impact from overshadowing will be minimal if not negligible."
