An exceedingly good year
Keane Mahony Smith has experienced an unprecedented year with several successful sales in both residential and commercial properties. One of the most recent being the successful auction of the valuable commercial site at 43a, 43b, and 44 Merchants Road, Galway, which sold for the record price of 6.5 million. The site has full planning permission for a bar and restaurant, live music/theatre venue, apartments, and basement storage. This may be one of the last remaining prime sites in Galway city and it is adjacent to Quay Street and Eyre Square in this unrivalled prominent corner site at the junction of Merchants Road and New Dock Street. The area is immediately adjacent to the Docks where major redevelopment is proposed with the construction of a marina, clubs, etc, in the near future. Another successful sale was Screene's Pub, Guilka, Menlough, Ballinasloe, Co Galway. Bidding was brisk at the packed auction held at the property and the property was eventually sold for the figure of 795,000. In early August 55 Lower Dominick Street, the former post office, was sold at auction for just under 1 million. Both Oranmore and Moycullen are rapidly expanding and extremely popular, a trend which looks set to continue into 2006. Oranhill, Oranmore, was the success story of the year and one of the first main developments to be completed in the village. The developers paid close attention to what potential purchasers sought and it paid dividends with beautiful homes and landscaped green areas within the development. Costa Na Mara on the Coast Road continued to maintain its popularity over 2005. The development of Uillinn, with its central location in the heart of the village Moycullen was ideal for families close to the amenities of schools, new shopping centre, pubs, and restaurants. No 25 Long Walk was one of the early success stories of 2005, in this sought after location overlooking the Claddagh and a short walk from the historic Spanish Arch and the city centre. This three bedroom terraced home was sold for an excellent price. City centre properties continue to attract both owner occupiers and investors and one of the most popular areas in 2005 was Forster Street, with several properties in both Forster Place and Forster Court being sold over the course of the year. The thriving suburb of Knocknacarra continued to attract first time buyers, families, and investors with the development of Driseog, Clybaun Road, selling out within a matter of weeks and only a few remaining units at Sli Gheal on the Ballymoneen Road. Also on the Clybaun Road, KMS recently launched the development of Cul Aitinn, five and six bedroom detached homes finished to a very high specification. In May 2005 Keane Mahony Smith successfully sold several prime sites in strategic locations in Galway including 7.2 acres in Frenchfort, Oranmore, which sold for a satisfactory price prior to auction and 15 acres in Carrowkeel, ideally situated close to the village of Claregalway which sold for the record price of 2.5 million at auction. This is merely a an overview of the successful year which Keane Mahony Smith experienced which looks set to continue into 2006.
