Spending a little can make a lot when selling your house
Spending a few hundred euro on painting and cleaning a house can result in increased valuation of the property by some thousands of euro, according to residential manager Rooney auctioneers and chartered surveyors, Avril Smith. If you paint a property inside and outside you could increase the value by 1,000 or more. Good presentation is essential when selling a house. A warm and clean property makes a difference when offering it for sale. However the right property in the right area could result in a higher increase in valuation. A house in Galway city, for instance, with two rooms downstairs and two rooms upstairs had 2,500 spent on it and the value was increased by 15,000. The house had dark colours and carpets and had a small feel to it. On advice the seller used bright colours and carpets and replaced net curtains with blinds to allow more light in. Modern furniture was added and the offer increased in value. However increasing the value of the house depends on the property and the condition it is in to start with. You cannot be specific about an increase in value, or even a percentage increase. A property could be a terrace house or a mansion. It's hard to generalise; properties are all individual sales and can range from a basic house to a period property; people are looking for cleanliness and warmth and a feeling of spaciousness when purchasing a property. While many people do not want to invest thousands in doing up a property that they are going to sell ownership of in any case, an investment of hundreds in paint and a good clean up could yield a return measured in thousands. Use your own eye as if you were a buyer instead of a seller. The best view of the property is from across the road from where the full view can be seen, including the garden and roof. Take note of any matters needing remedial attention. Hiring a local interior designer for consultation is recommended, or in some cases, an offer of a free consultation could yield some insight into how to show a property to best advantage. There are many qualified tradespeople in the Galway area who could provide an estimate on carrying out specific tasks to re-generate a property, once they are identified. Or a property owner could opt to carry out the work personally at a lesser cost. It's amazing what you can do with some paint. People have a lot of fun doing up a property. And painting timber walls, floors, and increasing the value of the property as they do so, can be profitable.
