One of Galway's most outstanding residential properties -- Cherigo on Rockbarton Road -- has been sold by O'Donnellan & Joyce auctioneers to a Galway business family for an undisclosed sum. A private swimming pool and tennis court are just two of the special features of the substantial detached residence which is located just off the Salthill promenade. The 7,500sq ft house was built by Pat O'Grady of O'Grady Construction approximately 15 years ago and contains substantial accommodation including lounge, dining room, kitchen/breakfastroom, playroom, study, five bedrooms, bathroom, and two en suites. In addition there is substantial basement containing a gymnasium, swimming pool, and sauna. The house is complemented by lawned gardens approximately 1/2 an acre in size and An eleven bedroom bed and breakfast, which is the nearest B&B to Oughterard village on the Galway road, has just come to the market for sale and is already attracting significant interest. There are also two chalets included in the sale of this fine 11 bedroom house. Its proximity to the village is another major plus for this property as guests can stroll into the village for evening meals and drinks while enjoying the craic and the music in many of Oughterard's renowned traditional pubs. Being situated at the gateway to Connemara enables guests to use Lough Corrib House as a base to tour Connemara and its wonderful amenities while golf and fishing are only five minutes away. as an ideal time to buy into an established business as they themselves can be settled into the property and be prepared

for the start of the spring season. With the busy tourist season now at an end for the winter months this is the time of year B&B and guest house owners get their well earned breaks and get their properties ready for the next season. The tourist seasons usually starts in Connemara with the opening of the fishing on Lough Corrib in midFebruary which attracts many visitors to Oughterard. a fully sized tennis court. Colm O'Donnellan of O'Donnellan & Joyce said there was tremendous interest in the property probably due to the fact that Cherigo was one of

the most unique and desirable of homes in the Galway area. He was unable to confirm the price of the sale but outlined that it was close to the asking price of 2,000,000.

Comfort of modern living with old world elegance
Situated in the prime location of Threadneedle Road, No 29 Seamount is one of the most sought after addresses in Galway. It is just off the promenade, convenient to schools, Galway Golf Club, Lawn Tennis Club, and Leisureland. The facade of the property with slated canopy supported by four columns overlooks an enclosed tarmac area which provides ample off street parking. Leading directly from the front porch is the warmly decorated entrance hallway complementing the plaster cornicing and ceiling rose. This old world elegance is continued with cornicing and two centre pieces in both the lounge and dining room and all internal doors are fitted with porcelain knobs, finger plates, and escutcheons. Moving into the spacious kitchen, it includes fully fitted units, extractor, and Futuram cooker hood. It is an excellent space to work in with ceramic tiled floor and double doors overlooking the rear garden. The sun lounge is the perfect area for relaxing, enjoying views of the rear garden. Also downstairs is a good sized family room that could easily be used as a home office or study. Returning to the hall, the teak quarter turn staircase leads upstairs with four en suite bedrooms leading off a spacious landing. There is also a walk-in hotpress and family bathroom. Externally there is a detached garage with a double teak glazed door, red quarry tiled floor, and fitted shelving. The site is fully walled in with small security gates at either side of the house. From the kitchen, dining room, and sun lounge are views of the beautifully landscaped rear lawn with mature shrubs. Clare restaurant bought by Galway restaurateur
Monks Restaurant in Ballyvaughan Co Clare has been bought by a Galway restaurateur through local agent Rooney auctioneers & chartered surveyors. Although the amount of the sale was not disclosed by the auctioneer, it is known the property was on the market for 2.5m and was bought by the first person to view it. "It was surprising that the first person to view the property purchased it," said Raymond J Rooney, managing director Rooney auctioneers, "leaving us with a substantial number of interested parties very disappointed at not being able to acquire it. As a result we have a market for a similar property immediately." The property was purchased by Paschal Tummin from Galway city who already owns the licensed premises and restaurant McEoghans (formerly Pacinos), Prospect Hill. Tummin's has considerable experience in the
